I love real estate investing, but it requires a lot of upfront capital plus you are going to have to learn to love your tenants (see point 6 below)! Crowdfunded real estate investing gives you a way to still invest in the real estate market, without having to necessarily put in a lot of money upfront. It’s definitely a much more passive investment than owning a flat or a house!
Returns on real estate investing vary and you don’t want to get into the business based on an estimated return but on your own calculation of what is possible for your local market and for specific properties. I have seen pretty common averages between 8% and 12% a year for single-family residential rentals with cash flow accounting for between 0% and 6% of the return.
Not really. I love my speed reading courses, I’m passionate about them. I loved working on apps to help small businesses kick more ass. Sure, it’s not as “sexy” as running a full time startup with dozens of employees, but that’s not the point. The point is to make enough money to be able to take risks and do what I want. Plus, if I’ve proven anything, it’s that you can turn these projects into full time if they become interesting enough to you.
Once your audience has grown and you have validation that you’re offering them value, there are many ways to create passive income. You could sell digital products like ebooks or courses, take up affiliate marketing in which you promote other company’s products and earn a commission when you sell that item to your audience, build a community and charge people to be a part of it, create software and sell that, among other avenues. Ask your audience directly what would serve them best, or look at what they’re saying on Twitter, Facebook or other websites, to find out what problems they have and how you could help solve them.
But, you don't need to go further than that. You can simply write it and publish it and collect the income. That's all. Send out a couple emails to your list (if you have one) or post it on social media, and there you have it. Passive income. Now, the amount of income you receive depends on the quality of the book you've written. How well did you craft the message? How targeted was the information to your audience? It counts.

Who cares, especially when very conservatively, the ultimate passive income includes a six digit or more base lease, plus an estimated additional six digits or more for rate increases and another six digits for more for various smaller and one bigger technology increase at 25 years. All four (base, rate, smaller and mega technology increases) combined, certainly could yield much more depending upon inflation, rate increases and technology increases?

Hire someone else to manage existing income streams. If you've built up a couple of solid passive income streams and want to move on to others, consider hiring someone to manage them for you. Obviously, this will only work if your income from these streams exceeds the amount you would have to pay someone to manage them. However, this is the way to truly passive income, because with someone else managing it, you're literally earning money by doing nothing.
I think the holy grail of financial freedom is having so many passive income. This way you will never worry about your financial needs because everything is taken care of your assets. You will have all the your time in the world and visit all places you dream about. You have your time and money. This is the dream of most people which only few ever achieved.

There have been many different jobs that I have held since graduating High School. A side from my dads asphalt company and one landscaping gig I’ve been in sales my whole professional life. Yep. That’s why we come out with a new version of our software every year or two. That’s why I improve my courses every year or two. That’s why I have to re-sign a lease on my house every 2 years. And it’s why I’m always creating new strategies and new income channels. The fact is, even with this research and trial/error process, I still have more free time than most people I know, and that’s free time I’m using to patiently seek out an awesome opportunity doing something I love.

I wish I had more time to put into real estate. Given the run up since 2012, I may even be interested in selling my condo that I currently rent out. I need to get it appraised to really see what it’s worth, but I think conservatively it’s gone up ~50%, although rent is probably only up ~10% or so. I am bullish on rents going up in the future… mostly in line with inflation, or perhaps even slightly faster due to constricted credit and personal income growth which should provide a solid supply of renters. At this point, I just don’t want to manage the property. I’ll probably look into a property manager as my time is likely worth turning it into a nearly passive investment.
If you’ve ever thought to yourself, “I wish there was a product that did this,” then invent it! Create a product, medical or otherwise, and sell it as a company or get royalties for it. It’s not impossible to figure out, I have many friends who have taken a concept to market. Don’t overlook an invention as a fantastic means of attaining passive income.
